As of September 2024, the Charlotte real estate market is thriving. New listings rose by 8.9% to 1,128. Additionally, pending sales increased by 10.0% to 762. Inventory surged by 49.1%, totaling 9,096 homes. The median sales price for August 2024 reached $397,500, up by 3.2%. Meanwhile, the average sales price climbed by 5.5% to $499,926. Sellers are receiving 96.6% of their original list prices on average.
Although inventory has increased, with months of supply at 2.7 (up 58.8%), the market stays competitive. Homes are taking longer to sell, averaging 35 days on the market. Overall, Charlotte’s real estate landscape shows a healthy balance of supply and demand. This trend makes the area attractive for both buyers and sellers.
